120 m² Apartment, Kyiv, Concordia Residential Complex

Style: Japandi / Soft Minimalism, 2023

This project represents a full-scale premium renovation of a 120 m² apartment in Concordia Residential Complex. The space was completely redesigned: the layout was changed, all engineering systems were replaced, and a new architectural structure was developed from scratch. The interior style combines Japandi and Soft Minimalism — natural materials, calm color palettes, tactile textures, and clean lines.

The process began with a full demolition of the previous finishes and utilities. The following works were carried out: new wall plastering, floor screed with integrated underfloor heating, concealed electrical wiring, new plumbing systems, drywall constructions, installation of hidden ceiling profiles and a shadow gap. Special attention was given to the precision of lines and junctions — an essential feature of minimalist high-end interiors.

All standard radiators were replaced with built-in floor convectors, enhancing the clean visual language of the project. Extensive painting and tiling work was performed using large-format porcelain slabs, natural textures, and decorative plaster.

A key feature of this apartment is the handcrafted fireplace finish. Using a traditional “mazanka”-inspired technique, the surface was shaped layer by layer to achieve a soft, sculptural texture. This element became the main visual accent of the living area, adding depth, tactility, and artistic presence.

The apartment includes several bedrooms, walk-in closets, two bathrooms, hidden engineering solutions, integrated furniture, and carefully structured lighting. The result is a premium Japandi interior — warm, balanced, minimalist, and exceptionally refined. Every detail was executed with maximum precision and craftsmanship, from ceiling geometry to flawless finishing touches.
